Your long term debts added to your housing expenses should not exceed 36 percent of your gross monthly income. One of the best things you can do is to pay off as many debts as you can, before applying for a mortgage. This will not only increase your chances of getting a lower interest rate, it will also make you eligible to borrow more.
Down Payment and closing costs
The more the down payment you can make the better will be the interest rate you can get.
